Bogor & Sentul

Hill country an hour from Jakarta, which is the entire argument: cool nights, mountains on three sides, and a modern private hospital, a mall and an IKEA inside the same township. The foreign community is small but real, mostly around the international schools. The catch is rain — Bogor is called the Rain City and earns it.

What a month costs

Rp 15–25jt — US$850–1,400 for a couple, per month.

Dollar figures converted at Rp 17,900 to US$1, the rate in August 2026. Rupiah amounts are the ones that matter — the exchange rate moves, your rent doesn’t.

Healthcare

Good private care, with Jakarta an hour away

EMC Sentul is a Class B private hospital inside Sentul City itself, open since 2013, with a cath lab, ICU, radiology, haemodialysis and a stroke unit. It inaugurated a five-floor expansion building in November 2025 and runs a dedicated programme for older patients. For a town this size that is a genuinely good facility, and it is the single strongest practical argument for Sentul over other hill towns.

For anything beyond its scope, the Jakarta hospitals are roughly an hour away — which is the whole point of being here rather than further out.

Climate

Hills, cool nights and a great deal of rain

Bogor sits at around 265 metres and Sentul higher again, roughly 500 metres, which is where the cool nights come from. The trade-off is rainfall: Bogor is known as the Rain City and thoroughly earns the name. Expect afternoon storms for much of the year.

Getting there

There is no local airport. Jakarta’s Soekarno-Hatta is around an hour and a half to two hours away depending on traffic, which is the price of the hill air. In exchange you get Indonesia’s best-connected airport within reach for a day trip.

Renting

Rp 4–7jt a month, estimated

Inside the Sentul City and comparable townships, which is where nearly all foreign residents are. Older parts of Bogor are cheaper but generally unfurnished.

Estimated monthly equivalent for a two-bedroom furnished house or villa on an annual contract, for comparison between destinations. Note that Indonesian rentals are normally paid a year in advance rather than monthly — the day-one cost is twelve times these figures, plus deposit and fees.

Buying property

Minimum price for a foreign buyer: Rp 5 billion for a landed house

Bogor and Sentul are in West Java, so the Rp 5 billion floor applies. Sentul City’s developer stock is one of the few local categories that clears it comfortably, which is part of why foreign buyers there cluster in the townships rather than the older parts of Bogor.

Foreigners cannot hold freehold. A landed house is held on Hak Pakai — granted for 30 years, extendable by 20 and renewable for a further 30 — and where a property is currently Hak Milik or HGB, the title must be converted before it can be transferred to you. Land is capped at 2,000 m² per person or family without ministerial permission, one plot each, and the home is supposed to be lived in rather than let out.

Thresholds are set by province under Ministerial Decree No. 1241/SK-HK.02/IX/2022. West Java figures shown. Diaspora Indonesians pay 75 per cent of these floors. Verify against the current decree before committing — these figures move.
